Client:
Private estate in Modderfontein, Johannesburg
Contracted by T-Waterproofing and Painting
Background:
Nestled in the suburb of Modderfontein, Johannesburg, this private estate consists of 36 residential blocks, each housing 8 to 10 units. Since the estate’s development, the buildings had endured years of exposure to harsh weather conditions without proper maintenance, leading to significant wear and deterioration.
Prodec Paints Innovative Solutions:
Prodec Paints conducted a thorough site assessment to understand the extent of the
damage and develop a tailored restoration plan. The solution involved multiple innovative steps:
Challenge Faced by the Estate:
The primary challenge was addressing the extensive damage caused by prolonged
exposure to the elements. Over the years, the buildings had developed severe cracks and failing plaster. The estate’s management sought a comprehensive solution to restore the structural integrity and aesthetic appeal of the buildings while ensuring long-term protection against future weather-related damage.
Prodec Paints – The Preferred Supplier:
Prodec Paints emerged as the preferred supplier for this ambitious project due to their unmatched reputation for delivering trusted products and trusted service. Known for their reliability and efficiency, Prodec Paints ensures no waiting times for supplies, a critical factor for large-scale projects with tight timelines. Their extensive product range and commitment to quality made them the ideal choice for the estate’s restoration needs.
- Crack and Plaster Repair: Prodec specified the use of a modified plaster mix reinforced with Prodec Mortar Modifier to effectively repair cracks and failing plaster. This enhanced mix ensures a robust and durable repair that withstands future stresses.
- Waterproofing: For addressing hairline cracks and vulnerable horizontal surfaces, Prodec recommended applying Prodec Barrier Coat. This flexible fibre-reinforced acrylic waterproofing forms a resilient barrier against moisture infiltration, preventing further deterioration.
- Finishing Coats: To provide a lasting and aesthetically pleasing finish, Prodec specified two coats of Prodec Premium Sheen. This low-sheen, durable coating not only enhances the visual appeal of the buildings but also offers long-term protection against environmental elements.
The Outcome:
The restoration project is an extensive 18-month endeavour, currently in progress. To ensure adherence to the high standards set by Prodec Paints, a Prodec Consultant conducts regular site visits. These visits are crucial for verifying that all work is performed according to the Prodec Specification, ensuring the project stays on track and meets the desired outcomes. The ongoing collaboration between the estate’s management, the contractors ( T-Waterproofing and Painting) and Prodec Paints highlights the commitment to excellence and the transformative impact of Prodec’s solutions on the estate’s revitalisation journey.
